Leasing
It is a contract in which the owner of an asset (lessor) conveys to another party (lessee) the right to use that asset in an exchange for a fee called the lease payment. Properties to be leased can include pieces of land, a building, etc.
Advantage
Advantages of leasing are many to the lessor and lessee and some of them are;
To the lessor
1)The lessor enjoys the privilege of seeing his/her property develop/expand without spending anything other than the technical advice in case of maintenance, expansion, renovation.
2)The lessor escape the cost of maintenance and sees his property appreciate in terms of value when terms and conditions of the lease contract are met
3)The lessor is given a free stress mode during the lease period as he doesn’t take any responsibility for the period unless in the case of violation as tenants are insulated with the cost of structural repair or replacements.
To the lessee
1)Flexibility-due to more than a five-year agreement which lease provides it allows the lessee to expand and relocate furniture.
2)Availability of cash-leasing requires less cash than purchasing thereby making the lessee not to folk out a lot on the property
3)focus- leasing enables the user to concerntrate on the primary business without the distraction of the property owner.
These are some of the many advantages of leasing assets.
The Case of Eastern Province And David Kaunda Stadium.
Eastern province has a population of 1.9 million with Chipata the site for David Kaunda stadium contributing half a million to that population.
Is it viable to put up a premier league club in Chipata?
Yes it is and here some of the reasons;
1)Chipata and eastern province at large has no premier league team, not even a second-tier league team, there are just third-tier league teams and this gives room for a top team to comfortably fill the void without any competition.
2) Chipata and Eastern province have a huge population and it not having a premier league team which has been attributed to lack of sponsorship as the whole province has no big industries and minerals to depend on hence it relies on farming, provides a huge fan base for top clubs as people in the province don’t watch teams from other provinces often as football is played between teams in the province and they enjoy watching teams and football played with teams from other provinces and this has been seen every time Sensational Zanaco visit the province as people get to fill the whole stadium to watch their pre-season training session. A good adventure for teams with a small fan base and wants to make money from shirt and ticket sales.

David Kaunda Stadium
David Kaunda stadium is located in Chipata, the provincial capital of the eastern province. It is a 10,000 capacity stadium with terraces on both sides with more space inside for further expansion. It has a training pitch outside with almost four hectares of idle land.
It has a good road network with all roads leading to it being tarred already and in good condition. It is well-positioned as it near a light industrial area and also neighbors with medium-cost residential areas thus making it safely located away from the usual vandalism shenanigans.
It may be ranked in the top 10 brackets in Zambia and it is suitable for rain season games. The pitch is whole round surrounded by well made and working drainages to drain all the water in the pitch unlike most stadiums in Zambia. It can be easily leased as it is owned by the city ccouncil

Is it a viable adventure?
yes it a viable and less costly adventure, why?
1)The stadium meets the demand of the current premier league season and it can pass the test on the first attempt. It has the drainages to meet the adverse atmosphere which comes with rain season like pitch flooding as it can drain all the water.
2)The stadium is currently being used by third-tier teams hence easy and cheap to lease.
3) The stadium has two well-made dressing rooms with toilets and showers which are in working condition.
4) The stadium has two side wit terraces each with a capacity of more than 5000 plus sitting space for fans and the other terraces have a roof and it is termed “grandstand” which has a VIP and VVIP section and it has two safe and noise-free commentary box with a space for Camera setup in an event that the match needs to be broadcasted live on TV.
5)The stadium has a flat and nice Turf for good ball passing football with less bumpy patches and can be easily watered with readily available running tap water in the stadium.
6) The stadium has a training pitch which provides good recovery for the main playing pitch after an actual game.
7) The stadium sits on a 6-hectare land which provides an opportunity also for other adventures like mall construction to enhance club revenues.
8)The stadium is safely guarded as it has a police station within it and it is wall-fenced and it is connected to the national electricity grid.
The advantages and reasons are many to relocate a football club to eastern province particularly Chipata. Teams like Lusaka Dynamos, Green Buffaloes, Napsa Stars, and others who don’t have a stadium and a huge fan base can ponder on the idea of relocating to Chipata.
It is not true that football is and should only be played along the line of rail, yes the line of rail has dominated in terms of football all because of sponsorship, not really talent. A team that can try to shift to Chipata may have a wide pool where to tap talent from. Players like Justine Shonga, Enock Sakala senior, Fashion Sakala to name a few were all groomed within Chipata.
David Kaunda is lying idle, no team is actively using it, what an opportunity for top teams to own a nice and spacious stadium that can be turned into a spectacle like the MTN stadium of woodlands as a big mall can be built within it and it being in a medium cost and near light industrial area provides a good place for doing business.
Chipata has an airport not an airstrip which is good for a team that decides to travel using air. The main road which is the great East was recently reconstructed in 2016 and it is one of if not the best highway roads in Zambia.
The people of Chipata are eagerly waiting to see premier league football in the province and they have made it known that they will support that team in large numbers and Zanaco can testify to this. Companies and top teams should utilize this opportunity especially in this economical constraint period and in this rain season period where some matches are being postponed and shifted due to bad pitches after a downpour.




Brilliant idea.
It is a Brilliant Idea. However with the huge transportation costs i don’t know how economical this would be. Teams on the Copperbelt and Lusaka sometimes don’t have to spend huge sums on transportation and Lodging. Unless if the stadium is mostly field to capacity on each game day maybe it could work out.
